Our villas and apartments are designed as per Vasthu calculations to meet the configuration “Dhwajayoni – 56 kol, 8 Angulam, facing East Direction” Our Vastu Consultant is: Shri. Govindan Nampoothiri G. (Hari), Kanjirappalli Illom, Mathilbhagom, Thiruvalla. Engineering design performed by a leading structural engineer, based in changanacherry.

Works Specifications

  • +Foundation & Basement

    RR Masonry in CM (1:6) using best quality hard granite stones locally available, and water cured for a minimum 7 days to ensure early loading strength.

  • +Superstructure

    200 mm thk. Solid Block Masonry, made using best quality external factory produced solid concrete blocks (5 N/mm2), in CM (1:5) and cured daily for a minimum 7 days.

  • +Doors

    Entrance Door will be made of good quality teak wood (imported / local) with an attractive architectural design, handmade by highly skilled carpenters, finished to high perfection, polished with suitable paint system to make it durable and appealing.

    The door opening towards the balcony will be made of good quality Anjali (Frame) & Plavu (Shutter) and finished with suitable paint system to make it durable and appealing.

    All other internal doors except toilet doors will be of high quality moulded panelled doors finished to high perfection, painted by suitable paint system to make it durable, scratch free and appealing.

    Toilet Doors will be of good quality branded PVC/ Synthetic Fibre Material.

  • +Windows

    French window will be made of teak wood; other two windows facing east will be made of Anjily & Plavu. All other windows and ventilators will be made of Aluminium extrution sections, sourced from a very reputed manufacturer in India. Irrespective of the windows types, all windows will be provided with metal grills for additional security.

  • +Plastering works

    12 mm thick plastering in CM (1:5) using good quality processed rock-sand with cement, cured for minimum 7 days to ensure high strength. Synthetic plastic mesh will be installed over block work chased for concealed electrical wiring and transition areas between block work and RCC structural members for eliminating shrinkage cracks. Special bonding agents applied over RCC structural members prior to plastering to ensure good bonding with plaster.

  • +Reinforced Concrete (R.C.C)

    Concrete will be made of well graded 20mm and down aggregate sourced from good quarries. Sand will be well graded rock-sand (Poabs M- Sand) sourced from their manufacturing facility near Thiruvalla. Cement will be OPC/PPC (Coramandel King / Sankar) manufactured by M/s. India Cements.

    Reinforcement steel used will be ISI compliant only. Mill Certificates issued by the manufacturer will be filed for records. Our suppliers are VIZAG Steel & SAIL Steel only.

    New machinery/ well maintained plant will be deployed for production of concrete in order to ensure consistent quality is maintained during production at all times.

    Concrete sampling and testing will be performed in compliance to Indian Standards (ISI). Tests will be performed in a reputed engineering college in order to the enhance credibility of the test results. Test reports will be shared with Clients, if requested.

    Curing of the concrete will be the most followed-up activity post concreting for minimum 7 days.

  • +Waterproofing Works

    We will apply suitable water proofing system from a reputed manufacturer i.e. M/s. Pedilite Industries (Dr.Fixit) on roofs & inside toilets. These waterproofing applications come with 3-5 years warranty depending on the chosen waterproofing system.

  • +Painting works

    We use M/s. Asian Paint’s paint products or other equivalent reputed brands only.

    Internal Walls & Ceiling: The paint system comprise of application of white cement, application of putty (two coats), application of primer, finally two coats of emulsion paint to top quality finish. We use M/s. Asian Paint’s paint products or other reputed brands only.

    Exterior Walls: The paint system will be acrylic smooth emulsion with anti-algae and anti- fungal properties.

    Over Metal: The paint system comprise of first application of primer, followed by two coats of enamel paint manufactured by M/s. Asian Paints or other reputed manufacturers.

  • +Tiling Works

    Living Rooms & Bed Rooms: Vitrified tiles manufactured by highly reputed companies will be used for flooring. Cost of tile considered during pricing is Rs. 60 per sq.ft.

    Toilets & Bath Rooms: Anti-skid vitrified tiles for flooring and glazed tiles up to 2.10 cm for walls. Cost of tile considered during pricing is Rs. 45 per sq.ft.

    Selection of tiles will be made after detailed discussions with the Client. If the Client selects a tile which cost more the above referred prices, additional expenses incurred to the Builder will have to be compensated. The Builder will produce a “Variation Note” to the Client prior to executing any unscheduled work.

  • +Kitchen Interiors

    We promote the concept of ‘Expanded Kitchen’. The Kitchen will be fit-out like a modular kitchen unit. Boxes will be made of multiwood panels. Shutters will be made of MDF and painted with auto paint. Each kitchen will be fitted with an electrical chimney manufactured by CATAC, Spain (Series K 60).

  • +Toilet Fittings and Bath Room Accessories

    High quality sanitary wares from reputed manufacturer M/s.Hindware will be used inside toilets. Bathroom accessories: which include overhead showers / hand showers and wall mixer shall be sourced from M/s. Jacquar.

    Water heater will be solar powered; sourced from a reputed manufacturer.

    A shower curtain will be installed in one bathroom chosen by the client. If the design allows, shower partition made of toughened glass can be installed inside the largest bathroom for extra cost if the client desires so.

    The selection of bathroom accessories will be confirmed after detailed discussions with the Client. Any additional expenses incurred to the Builder will have to be compensated, if the Client opts for more sophisticated bathroom fittings. The Builder will produce a “Variation Note” to the Client prior to executing any unscheduled work.

  • +Staircase

    Black colour granite steps fitted with stainless steel hand rails.

  • +Sit-out Area

    Open sit-out area will be finished with top quality granite. Selection of granite will be made after detailed discussions with the Client.

  • +Balcony

    Balcony will be fitted with clear polycarbonate solid sheets of 8mm thick manufactured by an international company. Floors will be finished with special anti-skid vitrified tiles.

  • +Electrical Works

    Three phase electrical power supply will be provided through concealed wiring in PVC conduits. High quality copper wires manufactured by reputed manufacturers such as Finolex / Havells will be used. Adequate light, fan and power points will be provided. DBs, ELCBs & MCBs will be sourced from Crabtree’s Expro Series.

    Premium modular switches will be sourced from Crabtree / MK.

    Telephone, Internet and Cable TV provisions will be provided inside living and bed rooms.

    Solar Powered Auxiliary Power Back-up / Inverter can be installed for uninterrupted power supply, if requested by Client at extra cost.

  • +Water Supply System

    Water supply system will be designed to handle future demands. High quality PVC & CPVC Pipes and fittings will be used for cold and hot water supply system respectively. KWA connections will be supplemented by water supply from an exclusive open well inside the plot if specially requested by the client. Good quality water tank (1000 L) will be installed on a structural frame work for water storage purposes. Submersible water pump will be installed for each well.

  • +Landscaping

    A small lawn and few hybrid trees (Mango/Jack/plantain) will be planted prior to handover. In addition, few fully grown flower plants (rose / orchids) will also be supplied. It will be the Client’s responsibility to maintain all trees and plant after handing over.

Quality Assurance / Quality Control (QA/QC)

‘Regal Homes’ assures its clients extra emphasis in delivering a quality product.

We list down few addition steps planned to be implemented, in order to ensure that the works are completed to acceptable standards:

  • Materials will be selected after thorough scrutiny of their technical adequacy and assessment of their performance in similar projects.
  • Materials will be tested to a plan at regular intervals in order to assure consistent quality.
  • All test reports will be reviewed by the QC Inspector.
  • All non-complying works observed at site will be recorded and action will be taken to correct the non-conformity.
  • QC Inspector will maintain records of inspections performed for verification by any stake holder in future.

Terms & Conditions

  • A tripartite agreement will have to be entered by the purchaser with the builder and the bank, if financing is planned through a housing loan. If no external finance is required for the deal, two bipartite agreements between the builder and the purchaser is required.

    Stages of Implementation of the Agreements

    1. Stage No.1 will start when legal formalities for registration of a plot in Client’s name will commence, and shall end when “registration of the land” in the Client’s name is successfully completed.
    2. Stage No.2 will start for construction of villas and will end when villa is handed over to the client successfully.

    NB:
    The ‘total package price’ will be price of the land plus price of villa put together.
    The ‘total package price’ amount will be a mutually agreed amount plus taxes and deposits if any, as per latest Govt. of Kerala and Govt. of India rules / laws etc.

  • Builder reserves the right to change the price and specifications in due course of time. However, once an agreement has been signed, prices and specifications will stand firm.
  • Each Villa will take 8 months to complete, if any delays beyond the stipulated time may occur, the client will be notified immediately with reasons for the delay.

Payment Schedule

  • Booking cost – 5 lakhs Rupees only
  • On execution of the tripartite agreement or the two bipartite agreements as explained above, 50% of the ‘Total Package Price’ plus land registration fees and actual taxes will have to be paid to the builder for registration of the land in Client’s name. This will be followed-up by forwarding an application for ‘building permit’ in client’s name by the Builder to the approval authority.
  • After successful completion of Foundations Works, 10% of the ‘total package price’ plus taxes will have to be paid to the Builder.
  • After successful completion of the Ground Floor Structural Civil Works (GF), 10% of the ‘total package price’ plus taxes will have to be paid to the Builder.
  • After successful completion of First Floor Structural Civil Works (FF) 10% of the ‘total package price’ will have to be paid to the Builder.
  • After successful completion of Plastering Works, 10% of the ‘total package price’ plus taxes will have to be paid to the Builder.
  • After successful completion of major painting works, installation of doors, windows and basic electrical fittings, 5% of the ‘total package price’ plus taxes will have to be paid to the Builder.
  • After successful completion of interior works which includes: internal and external flooring works, major bathroom fit-outs, kitchen works, boundary wall works and garden works, 5% of the ‘total package price’ plus taxes will have to be paid to the Builder.
  • Finally, all Deposits, Legal Expenses and Additional Works Costs will have to be paid to the builder in order to facilitate the handing over process.
